For these very reasons we utilise the services of Rentguard (create link) to check every single tenant before the contracts for tenancy are signed. We have found that in the last 3 years of using this approach we have had a 100% success rate with tenants.
Whats RentguardRentguard is a trading style of RGA Underwriting Ltd, and was established in 2001 to provide bespoke solutions to insurance intermediaries for the residential and commercial let property markets. Rentguard is distributed through more than 800 sub-brokers and agents throughout the UK, and we have established a good reputation for excellent customer service and the close working requirements to expand partnerships.
What are the cost implications for me?
Each and every Rentguard application that is placed on a potential tenant is charged to Condor Estates, we are responsible for checking the tenants and will pay all fees regarding this. We take all the hard work out of getting good quality, trustworthy tenants into your property.
Our fee is equal to 3-6 weeks rent (fee varies depending on various factors – contact us for more information)
What are the risks?
None…we consider our system to be nearly risk free for you to the landlord, we do all the leg work in securing possible tenants, they are vetted through RentGuard to identify any issues. All costs are passed to us during this time. The only fee’s that are past to you are when the tenant is ready to sign and move in…our ‘Finders Fee’ is then rewarded.

The referencing service has been designed to reduce as much of the risk as possible from both residential and commercial lettings.
Every case is treated with due diligence and this provides an exceptionally low fail rate.
We understand that the average applicant typically provides far less information about themselves than is required which makes it very difficult for a landlord to make an informed decision as to their credit worthiness. We will obtain the missing information and provide a credit report as to the applicant’s standing.
We will establish if a prospective tenant is using an alias name, multiple addresses or even a bogus employer to try and secure a property.
